This is a truly unique opportunity to purchase one of Busselton's most unique estates, that of "Little Holland House" a property stretching over almost 7.3 hectares along the banks of the Vasse River. WAPC approval has been obtained for the subdivision of 12 separate blocks of over 4000m2 (almost 1 acre) each whilst still maintaining the beauty of the manicured gardens and orchard surrounding the original residence sprawling over approximately 13,500 m2 (approx 3 acres).

The property has been owned for the past 23 years by the current owners, who have spent most of this time both enjoying all this property has to offer, sharing many a family wedding in the stunning grounds which surround the home, whilst at the same time spending many tireless hours, or more truthfully years, substantially renovating the residence to its former glory.

As stated in the original Auction document, Edith Giles wrote, "Little Holland House" was built by Henry Charles (Harry) Prinsep (with the able assistance of Robert Falkingham) as a retirement home for himself, his wife, Charlotte Josephine - the youngest daughter of John Garrett Bussell - and his unmarried daughter, Emily.

The house as it stands was built in two sections, the first being the single storey portion containing the kitchen, servant's hall, store room, milk room (where the milk was poured into large round dishes placed on benches and left for the cream to rise) and a large semi enclosed verandah at one end of which was (and still is) the laundry and the other the wood shed. The two storied portion was also erected at the same time, and this consisted of the dining room, hall, Mr. Prinsep's den, and the toilet area. Upstairs were the main bedroom and dressing room, Miss Prinsep's room the maids room, spare bedroom and bathroom. Access to the loft over the drawing room is from the landing.

Later the drawing room was added, and the inscription on the foundation stone is clear for all to read. At the Busselton end of this room a door opened onto a porch from which ran a gravel path bordered on each side by a garden of old fashioned pinks, marigolds and other flowers, to a small covered wooden landing, with wooden seats and steps down to the river, where the boat was moored. Nearby there was a round rose garden, and then the tennis court. The croquet lawn is still in existence, surrounded by the drive in front of the house.

Where restoration has been made, much care and attention to detail has been implemented to ensure the limestone residence maintains its original beauty, layout and structure. Where possible original materials have been maintained including stunning ceiling roses, ornate cornice, colonial skirting, original fire places, Jarah floors and Oregon doors.
The stunning, manicured gardens have also been recreated to resemble that of the original, even down to the old tennis court.

This is a very rare opportunity to not just purchase a well-located development site of 12 vacant lots with access to full services but also to own a place in History. To further develop the possibilities there are also approvals on the proposed house lot for, Licensed Restaurant, Guesthouse, and Arts and Craft Sales - the opportunities are endless, why not take a step back in time and come and visit this unique setting on the banks of the tranquil Vasse River.
